What it costs

Management: 8% of collected rent. One flat rate. We only get paid when you get paid.

Marketing fee: $400 to list and market your home. It’s $200 if you send us your own photos.

Repair fund: $500. We keep this on hand so small problems get fixed fast. We ask your approval before any repair over $250.

Leasing agent commission: $200 or more, paid to the outside agent who brings us a tenant. Agents bring us renters faster when they know they’ll be paid.

How it works

1. Talk to Kelly. Tell us about your home. We tell you honestly what it should rent for and whether we’re a good fit.

2. We list and screen. We market your home and screen applicants carefully. The marketing fee covers that screening.

3. We manage the home. We collect rent, handle tenant calls, and arrange repairs at the price we are charged.

4. You stay informed. You hear from us when something matters, and we reply to you within an hour.
