LISTING
Creating, promoting, and showing your rental listing is vital for attracting potential qualified tenants and filling vacancies
Marketing Fee - $400.00 (one time fee, only if we need to find a tenant)
High Quality Photos - As 99% of tenants are now searching on there own without the help of a real estate profession, its critical that the property shows well with high quality professional photos and videos. We include photos with each listing agreement. If you already have high quality photos then we reduce the Marketing fee to $200.00.
Marketing - Once the MLS listing has been built we also buy promoted ads to push your listing to the top of the searches on the other websites like Zillow, Redfin, Trulia, Realtor.com, etc. As Zillow has become the most trafficked real estate website its important to drive online traffic to the listing on all of these sites.
Showings - When showing requests come in we will personally show the home and highlight all of the selling points. In todays competitive real estate realm there are less rental showing agents then ever before. Showing property is a necessity to get properties leased quickly.
Turnover - Since we don’t charge vacancy fees, our goal is to turnaround and have your property leased as quickly as possible. We generally are able to get properties leased and occupied within 3 weeks from the date at which we sign the Property Management Agreement.
MONTHLY MANAGEMENT
100% Full Service Management (8% - 10%) - The percentage is based on the rental comps, location, age, and size of the property and is only assessed on the Rents collected. We typically collect rent and disburse to landlords within 24 hours of receiving payment from the tenants. No hidden fees, No monthly fees while vacate, No processing fees, No transfer fees, No Leasing Fees, and No set-up fees.
Tenant Screening & Placement - Ensuring the right tenants for your property is essential for a smooth rental experience. Here's how we handle it;
Application Process - We've designed a comprehensive application process to gather vital details from potential tenants, including rental history, employment status, income verification, and references.
Credit and Background Checks - We conduct thorough credit and background checks to assess financial history and verify criminal records, eviction history, and past rental behavior. We also look nationwide for Evictions and bankruptcies. By conducting these comprehensive checks, we aim to safeguard your property and maintain a positive rental experience for all parties involved.
Income Verification - We understand the importance of reliable rent payments for property owners. Here's how we verify our tenants' income; we verify their employment status and income through pay stubs, tax returns, and/or employment verification letters. Our goal is to ensure that tenants have a stable income, enabling them to comfortably afford their rent payments and maintain a positive rental experience. By diligently verifying income, we aim to provide peace of mind to property owners and foster a financially stable rental environment.
Rental History Review - We believe in thorough tenant screening to ensure a smooth rental experience for property owners. Here's how we review rental history; We assess each applicant's rental history to identify any red flags like late payments, property damage, or lease violations, helping to mitigate potential risks.

Lease - We handle the creation, negotiation, and enforcement of the lease.
Maintenance Control - Coordinate repairs with contractors, make sure repairs are done correctly and documented.
